GR Lavender - Orange Properties - Bannerghatta Road















Has anyone bought any properties from Orange Properties? Their rates and offers are unbelievable!! Are these people reliable?? Please share your thoughts..
I am also looking for this information about their credibility.If anyone has any feedback please share
Not sure, I checked three of their Projects - ACS Vasundhara, GR Lavender II and Hinduja Lake View.
ACS Vasundhara was a good deal, as the area was really nice. But we were late.
I had checked the Hinduja Lake View Apartments, 2 months back, when the Orange Properties was not marketing. A 2BHK flat ( 1360) on ground floor wud cost 42 lakhs with registration.
But the same flat is being sold for 51 lakhs without registration. ( But with 1/4 kg Gold and all wood work). I still do not think, they are any reasonable. Please let me know if u get to know more.
Orange properties are just marketing people. They market the properties of other builders. As far as i have heard, these people reduce the price per sq. feet but charge really high for other things like car parking, club house etc. Even though they say wood work is free they include all that in the total cost!
All above stars w.r.t Marketing not the property.
You’ll get it cheaper if you would have bought it from the builder before orange properties took it over. Their furnishing is substandard is not even half the price at which they claim it is.
Most importantly their price takes into account the builders profit + their profit (furnishing etc) + money which goes into marketing.
They are simply making a fool of everyone in bangalore. The ppl who get their properties marketed by orange are the ones who are in dire straits and have not been able to sell their property.
Take the example of hinduja, 3 months back this guy was ready to sell a 3 bhk for 2550 persqft on the 5th floor (3 bhk) while orange comes and market the property for 3099 (ground floor, 3250 on the 5th). So to buy a 3 bhk 1700 sqft from these bas**** I have to cough up nearly 800 * 1700 .. 13 L extra. Orange properties is for fools who dont wantto do their homework.
You’ll get it cheaper if you would have bought it from the builder, I think now orange properties are noway concerned with the developers.
It is going to be best deal if any body going to the builder.

They are selling properties at builders profit + their profit not good to buy with any of the marketing agency better to buy directly from builders. Now real estate market has gone down and hope prices will still go down. Check before you buy or may any committment.
No body will offer you a car worth Rs. 4L(Santro) or 0.5kg gold worth Rs.6L for free along with the flat.These prizes will be included in the total cost.Moreover these people are selling properties of other builders and the price will really include the builders profit as well as orange’s profit.
At the first look you will feel the deal as fantastic, but think twice before you invest your money.
Rather go to the builder directly.

People are getting fooled by orange properties they market for the builders who are in b, C, categaries they are not concerned for quality, they spend money on advertising charge double and make the money
Orange properties is selling sites at KR Puram.
The layout is suppose to be 120 acres. 1st Stage has a total area of 50 acres.
I have been to multiple property exhibitions.I found orange was trying to sell sites like cakes and pastries.lol.
Their executives had no knowledge about the upcoming layout like finishing dates, the survey number of the land, status( green or yellow belt) etc. when i asked them what is the R.O.I i can expect the marketting fellow was blanck.
The layout is being developed by Granity Developers PVt Limited. I could not get any information about this developer from market or from internet. These guys seem to be new to the market.
I cannot risk my money on Orange and a new developer ( Who can’t even afford to have a domain name for their company, it was ridiculous to note the e-mail address as “granity.properties@gmail.com”)
If anyone is planning to go in for these sites please be ready to lock your money with them for atleast 1-2 years. I had booked furniture with them, i was promised to be given the same in 45 days but then it took much more time and also very dissapointing.

Folks, the Orange woods episode has tarnished the Orange properties reputation, they have no operational control, all they have is a useless call center. Also, as a marketing company, they spend so much so much on advertising, developers are turning out to be very gullible, in some place within 25 meters there are 3 billboards showing this european villa. Now the developers cost, Orange’s cost which has been multiplied by this wasted advertising is all falling on the individual. Something is fishy about them. I would suggest deal straight and clean, middlemen make no logic in most if not all case(s) and one does not want extravagant middlemen with poor reputation like Orange has.. Stay AWAY..
