Elegant water bodies and lush, landscaped gardens, vie with one another to charm your senses as you make your way through tree-lined boulevards. And just when you think not too many sights could be better, you’d find yourself in Promenade’s clubhouse - your very own holiday resort. Indoor heated swimming pools, Jacuzzi, sundecks with barbecue pits, gymnasium, tennis and squash courts, bowling alley…amenities that only top resorts across the world can boast of.

    C’mon guys. This is one of the lousiest apartments ever to be made in the name of a condomonium. If you compare this to Brigade projects or even others, you would easily notice the difference. (Brigade picked up only during the Krishna government)

    Firstly, the project has already been delayed for nearly 8 months now, substandard construction is visually displayed from all angles. The cost is too high for a dump on a grave, but the worst part of it is it is hyped up as a mega project with all their amenities. Tell me one project which does not have it?

    Bangalore East prices are falling. I mean it has already peaked. There is no appreciation expected atleast for the next 5 years. In contrast if you had invested in Brigade Getaway during the same period, you would have seen the prices multiply to 7000 levels. (Launch price -2100 -2600) If you look at the quality, you would easily understand that why it also has a huge commercial and office space within the same space and yet have enough for other addons like their offerings.

    Keppel has messed up with the timelines firstly since as executioners their style of working is not suited for India. As architects, they might be excellent, but when executing projects, they go by computerised dates which does not work out for India. India works on a commitment basis, not by a date fixed by a computer.

    Lastly, if you are still thinking of going for Elita Promenade, you can do better by speaking to existing owners and also have a look at the flimsy construction at the site. What I would also recco you to do is visit atleast two other projects and you will know what to expect.

    Brigade Getaway (Not other projects as this is their best offering)
    Golden Grand

    These two specific projects are going to not only change the skyline of Bangalore but also change certain definitions of business concepts in the building fraternity.

    Agreed, the Getaway project and Golden Grand might be delayed, but the quality has not suffered. Personally, Golden Grand has the best offer in Bangalore right now which also provides a skylight on the top floor for gazing besides 2 helipads. And if you are still thinking about Elita Serenade or whatever, well, Good luck!

    In my opinion Elita is better than all other condominiums from reputable builders like Shobha and Brigade.Agreed that they may not have lived to the hype when they started the booking.

    But in all fairness to them , the construction quality is excellent , the ameneties including clubhouse which no other premium complex can match.You have to look at the floorplans …the balcony runs the length of living room..plenty of ventillation etc.

    Again elita is still under construction and when the whole lanscaping is finished and the club house facilities are constructed it will be the most premium neighbourwood…

    Good project. Better than many of those so called big builders in the city. Beautiful and functionally effective planning. Customer interface is horrible though. Delayed but hopes are not lost.

    I am an Elita owner and the least I can say is I MADE A BIG MISTAKE. Please make sure that you don’t have to deal with Keppel - they’ll tell you how you are an Indian, what you deserve as Indians and what your value for money is worth :) It’s been bitter, insulting and morally damaging that such companies are even allowed to do business in India.

    Yes, I liked the layout of the apartment, the dirty lake facing location with lots of apartments coming up - it seemed promising in “future”. I thought maybe I could live there with my family. Now, the whole property fills my mind up with how all the Elita owners are being treated as 2nd class citizens in their own country - there’s no sense of home in Elita. It’s all a hype now.

    Don’t believe A WORD uttered by the Sales team in Elita - don’t expect the property to be delivered on time - don’t expect them to have a healthy post-sales customer relationship and don’t expect anything ANYTHING but a bare basic skeleton of an apartment. I wish I had gone for a random small builder instead of Keppel’s “WORLD CLASS LIVING SPACES” lol! It’s such a mockery!

    I am an owner of one of these flats. Not of international standard at all. If you want to buy, discount that it is from Keppel and but it only as another purvankara project becuase I do not see anything that is special and of international touch in anything - construction quality(horrible, the vitrified tiles are of lowest quality!!), project management, customer relations, delivery etc…
    My flat has been delayed by 9 months and from the work that is visible, I can bet my flat will not be livable till Jun-09
    Very sloppy and surprising that Keppel has such a sloppy management. And also note that Keppel might not be very interested in safegaurding their brand name in India since Reality/Economy has slowed down
    Their phase 2 is still unsold and their second project has not kicked off at all.
    During my last visit, I heard the sales guys making false promise to the naive customers
